In the evaluation process we will:
Perform a detailed inspection and documentation of the interior and exterior of the property, including photos
Prepare a report with recommendations on upgrades, repairs, and cosmetic improvements that bring buildings to code and maximize curb appeal
Discuss with owners the pros and cons of different policies such as accepting pets, late fees, and other association rules and regulations
Legal
Provide direction in the event of a legal dispute or litigation
Refer owner to a qualified attorney when necessary
Understand and abide by the latest local, state, and federal legislation that applies to the home owner association and renting and maintaining rental properties
Inspections
Perform frequent inspections (common areas) on a predefined schedule looking for repair needs, safety hazards, code violations, etc.
Send the board periodic reports on the condition of the property
Financial
Collection of all assessments due from home owners or renters
Provide accounting property management services
Make payments to vendors
Maintain all historical records (paid invoices, inspection reports, warranties, etc.) via electronic filing
Provide annual reporting, structured for tax purposes as well as required tax documents
Provide easy to read monthly cash-flow statements which offer a detailed breakdown of income and itemized expenses including invoices and receipts
Provide assistance in operating budget preparation for each year, as requested
Maintenance, Repairs, and Remodeling
Establish a preventative maintenance policy to identify and deal with repair needs
Provide a network of licensed, bonded, and fully insured contractors who have been vetted for competitive pricing and quality work that is up to code
Assign jobs to different parties (handyman and professional contractors) based on who will do the best job for the best price.
Oversee outdoor maintenance
Leaf and snow removal
Landscaping/lawn maintenance
Maintain and monitor a 24 hour emergency repair hot-line
Larger renovation or rehab projects
Prepare preliminary cost estimates
Get multiple independent bids for the work
Act as general contractor overseeing the work
